Landlord-tenant disputes.

Landlord-tenant law varies by state and locality, but common disputes involve security deposits, habitability and repair issues, evictions, lease interpretation, rent increases under rent control, retaliation, and discrimination.

Many jurisdictions have specialized housing courts, tenant protection laws, and just-cause eviction rules that affect how disputes are handled. Procedural deadlines for both landlords and tenants are often short and strictly enforced.

Boundary, easement, and title issues.

Property line disputes can arise from inaccurate surveys, encroachments (fences, structures, vegetation), easement use disagreements, and adverse possession claims. Title issues may involve undisclosed liens, errors in deeds, fraudulent transfers, and gaps in the chain of title — sometimes addressed through quiet title actions or claims against title insurance.

These disputes often turn on detailed land records and may involve title companies, surveyors, prior owners, and neighboring property owners as parties or witnesses.

Real estate transactions and HOAs.

Transaction disputes often involve undisclosed defects, breach of purchase agreements, broker or agent misconduct, and seller disclosure obligations. State disclosure laws and contract terms shape what a seller must reveal and what remedies a buyer has after closing.

Homeowner associations (HOAs) and condominium associations can generate disputes over assessments, rule enforcement, architectural review, common area maintenance, and board governance. State HOA statutes and the association's governing documents typically control these disputes.
